Expected Timelines
Project Overview
- Egyptian House and Dudley House Soft strip-out
works – 25th September 2023 – January 2024. - Internal lantern demo works – commencing
November 2023. - Egyptian House and Dudley House erection of
Scaffolding and Gantry to front elevation –
commencing October 2023 for a period of
approximately 12 weeks. - Main Works – January 2024 to April 2025.
Further communications to follow confirming
locations of works. - 172/173 Piccadilly Restaurant Works (Strip out
and fit out) – October 2023 through April 2024.

Upcoming Works
CONTINUATION WITH ROOF WORKS: There will be sporadic noise from the install of the new AHU roof plant and metal grillage
CONTINUATION OF TERRACE WORKS: The install of the metal decking will be completed by the end of next week and the concrete pour is scheduled for the 15th November.
START OF FOXGLOVE BUILDERS WORKS: This will be for the opening up of the 2nd floor staircase window, which will be the access point to the outside terrace.Completed until the new year.
REAR OF EGYPTIAN/DUDLEY: Scaffolding commenced to the outside terrace elevations 7th October …noise will be from the ratchet guns that are used by the scaffolders. The install of the fire rated ductwork will commence from the 4th November ( this is for the new San Carlo restaurant extract system) and this will take approx. 1 week to install
INTERNAL RISERS TO DUDLEY WEST: We currently have one left to remove and then we will be commencing with the removal of the Dudley roof to allow the lift to pass up another floor. We will note when this commences.
Works to the DUDLEY BASEMENT: These works commenced 25th September for approx. 9 weeks . We are only permitted to make noise in the basement between 8-10 and 1600-1800 ,hence why these works are taking longer than we anticipated.
Our permitted noisy work hours are as detailed below;

Minimise Disruption
Information of note;
• 8build have been appointed as Principal Contractor for the refurbishment of Egyptian and Dudley House.
• 8Build have registered the site with the considerate contractors scheme and will be working in strict accordance with the Westminster Council working guidelines – Mon – Fri, 8am – 6pm and Sat as required from 8am – 1pm.
• Bi-weekly updates will be provided to customers, this will include an overview of works taking place in each property that have the potential to cause disruption. Historic copies can be found in the section below.
• Structural works will be undertaken in line with Westminster City Council’s noisy working restrictions. These will be two hours on, two hours off (8-10am, 12-2pm and 4-6pm).
Dedicated Construction Neighbourhood Liaison Manager
8 Build has appointed a dedicated Construction Neighbourhood Liaison Manager to honour our commitment to minimise disruption for local residents, businesses and people who work and visit the area.
The Construction Neighbourhood Liaison Manager is working with all contractors on site, ensuring that neighbours are kept regularly updated and will respond promptly to any issues or questions that arise.
